ENCINO You'll love Encino--a jewel of a
family community just off the 101 freeway, only 15 miles from either Hollywood
or downtown Los Angeles. Its 40,000 residents enjoy an upscale lifestyle, with
4 major shopping centers featuring specialty stores, boutiques, theaters, and
50 restaurants for fine dining and entertaining. Well-known for excellent
schools and medical facilities, Encino borders Sepulveda Dam and Lake Balboa, a
huge recreational area with three golf courses, playgrounds, an archery range,
bike and skating paths and 20 acres of picnic grounds.
TARZANA Tarzana was founded in 1922 and
renamed in 1927 after Edgar Rice Burrough's unforgettable character, Tarzan
of the Apes. Burroughs lived here and wrote most of his stories here. This
beautiful, sunny little city of 29,000 people borders Encino.
WOODLAND HILLS Woodland Hills is a thriving
community in the heart of the San Fernando Valley, 20 miles from Los
Angeles. It offers a vibrant economy, outstanding employment opportunities
and medical facilities, and a wonderful year-round climate. Its colorful
history began with its earliest settlers, the Chumash Indians. The white men
who arrived in 1769 with the Portola Expedition called it "Valley of the Oaks."
The treaty ending the Mexican war was signed here, enabling California to join
the Union in 1850 as the 31st state.
In the
1920's the population grew, thanks to Victor Girard, an ambitious immigrant who
envisioned a dream city. He purchased farmland, subdivided it into
thousands of small lots to attract new residents and businesses, and planted
120,000 eucalyptus, sycamore, fir, pine, and pepper trees. The town survived
the Great Depression, and became home to many large family landowners,
including Harry Warner of Warner Brothers Pictures, who raised and trained
thoroughbred racehorses here. In 1941 it was renamed Woodland Hills.
In the
'80's, much of the land Jack Warner sold off was bought by corporate
visionaries who developed Warner Center, which remains the core of the
business district, just as the Ventura Boulevard corridor, with its thousands
of upscale businesses catering to every lifestyle, is the core of
entrepreneurialism.
Woodland
Hills has a population of 70,000 with a median income of $60,000 and an average
age of 40. While the majority of the 2,800 businesses here are small and
family owned, major employers include Rocketdyne, Boeing, Litton, Blue Cross,
Rockwell, Transamerica Insurance, Sebastian International hair care, and
Applause giftware manufacturing.
When it
comes to dollar-for-dollar real estate value, Woodland Hills consistently
leads the way as the best place in the west valley to buy residential property.
